Hrithik Roshan has rented out his sea-facing luxury apartment in Juhu to his girlfriend Saba Grewal (Azad) for ₹75,000 per month for a year, according to documents accessed by Zapkey. The property is part of Mannat Apartments (Vartamaan) on Juhu-Versova Link Road and spans 12,000 sq ft. In October 2020, the Bollywood star had purchased three floors in the building—including the 18th floor and a duplex on the 19th and 20th floors—for ₹97.5 crore from builder Samir Bhojwani. The leave and license agreement, signed on August 4, 2025, shows that a deposit of ₹1.25 lakh was paid.
Interestingly, brokers told HT.com that a typical 3-BHK apartment of around 1,000–1,300 sq ft in the same locality rents between ₹1 lakh and ₹2 lakh per month. This makes Roshan’s deal with Grewal appear much lower than the prevailing market rates. For comparison, in 2023, Gujarat Themis Biosyn Ltd entered into a leave and license agreement for a 3,600 sq ft flat in the same building at a monthly rent of ₹6 lakh, with stamp duty of ₹64,500 and a registration fee of ₹1,000.
Tax experts suggest that renting out properties is often a smart financial move, especially when an individual owns more than two homes. Aditya Zantye, a Mumbai-based chartered accountant, explained that while the specifics of Roshan’s case are unknown, tax laws allow only two properties to be treated as self-occupied. In addition, tax on notional rent must be paid by owners. Therefore, even if the rent amount is not market-linked, renting out excess properties is a wise financial move.
Active real estate transactions are part of the Roshan family’s past. In May 2025, Hrithik Roshan and his father, seasoned filmmaker Rakesh Roshan, sold three residential apartments in Andheri, Mumbai, for ₹6.75 crore. Earlier this year, the actor also made notable commercial property deals. In January 2025, he rented a 2,727 sq ft commercial space in Goregaon for ₹5.62 lakh per month, while in February 2025, he renewed a rental agreement for a 9,209 sq ft office space in Pune’s Kharadi area for ₹6.08 lakh per month. These transactions highlight Hrithik Roshan’s continued investments and movements within Mumbai and Pune’s real estate markets, reflecting both personal and financial strategies.
