“₹15 Crore for a 4 BHK”: Techie’s Video on Noida’s Expensive Apartments Goes Viral

An engineer from the Delhi NCR region has sparked significant online discussion with his social media post highlighting the exorbitant prices of under-construction apartments in Noida, listed at an astounding ₹15 crore. Kashish Chhibber, who shares content under the moniker “Witty Engineer” on Instagram, resonated with viewers by expressing his astonishment at the real estate market. He remarked that no amount of job-hopping, trading, or investing seems adequate to afford such luxurious homes.

In his Instagram video, Mr. Chhibber takes his followers on a virtual tour of Noida Sector 124, specifically the upcoming ATS Knightsbridge project. He revealed that a 4BHK apartment in this area is priced at ₹15 crore, while a 6BHK is listed at ₹25 crore. “I can’t help but wonder who is buying these apartments and what kind of jobs they have,” he pondered in Hindi. “No matter how many jobs I switch or how much I invest, will I ever be able to afford a 4BHK here?”

The video, which has been shared widely, has garnered over 4.4 million views on Instagram, with many viewers expressing shock at the high prices. The clip has also gained traction on X (formerly Twitter), where it has been viewed over a million times.

Commenters have highlighted the growing unaffordability of Noida’s real estate for middle-class Indians. Some noted that ₹15 crore, equivalent to approximately $1.7 million, could secure an apartment in New York or a villa in Dubai. Others attributed the high price to the luxury nature of the project.

“Why are people buying ₹15 crore flats in Noida? With that amount, you could buy a villa in a prime location in Dubai, a 3BHK apartment in Singapore, or a prime spot in Manhattan, New York,” one user observed.

“For ₹15 crore, you can get a decent property and citizenship in many countries in Europe or the US. The problem is that no one understands the fair value of property; real estate is often bought based on ‘herd value’ rather than ‘intrinsic value,'” another user explained.
